New Bulimba Barracks Apartments Approved: A Riverside Precinct Redefined

Brisbane’s historic Bulimba Barracks precinct is one step closer to transformation, with council approval granted for a new two-building apartment project within the master-planned riverside community.

The Apollo Road Apartments mark the first stage of the Bulimba Barracks Masterplan, designed by architecture firm Buchan for the Shayer Group. The project complements the adaptive reuse of a heritage fabrication shed and the creation of a new riverside pavilion — both key features in the broader vision to revitalise the 21-hectare site.

 

A Design That Reflects Bulimba’s Past and Future

Project lead Lynn Van Dievoort says the design draws inspiration from Bulimba’s industrial roots and Brisbane’s subtropical lifestyle.

“Planning prioritised natural light, airflow and greenery. The curved forms and brick detailing reference the area’s historic factories, creating a strong sense of place,” she explained.

The approved plans feature 69 one-, two- and three-bedroom residences across two mid-rise buildings, arranged around a landscaped communal courtyard. Each apartment has been designed for indoor-outdoor living, with upper-level balconies and ground-floor terraces connecting residents to the green spaces below.

 

A Connected, Community-Focused Precinct

A pedestrian laneway will link the complex to new riverfront parklands and the heritage fabrication shed, transforming the area into a vibrant hub for recreation and local activity. Future stages of the precinct will include additional medium-density homes, creating a seamless transition between the riverfront and surrounding residential streets.
